Rita is a consummate realtor and outstanding at her profession. She is truly passionate about real estate and is fair, honest, and extremely intelligent. We began by asking Rita what we should do to get the house ready for sale and she nailed it. She knew how to advise us (and without spending a lot of money) in order to neutralize the tones and get it to a viewing of “stage-like” condition. This helped us when we were ready to sell and we had multiple offers within one week of listing in a DEAD real estate market (Feb 2020). We were thrilled with how easily the transaction was handled. Rita guided us through preparing our house for sale and listing it in January and February of this year, got us to a signed offer within 5 days of the listing going live and at a final agreed price only 1.3% below our original listing price. Then Rita quarterbacked the escrow process to a successful completion despite the challenges and uncertainties of doing so during the COVID pandemic. We had moved out of the house and the area to a new home in California many months prior to this sale process beginning. We had known Rita for many years and had heard of and known of her reputation as being a first-class realtor for homes in our area. After living 20 years in the house, we had a lot of work to do to sort through our belongings, haul away things we didn’t want to move, organize movers of the things we were going to move to California and prepare the house for sale. We had procrastinated and were generally anxious about the work required to sell the house and uncertain about the strength of the real estate market in our suburban area. After Rita started working with us, our anxiety fell away very quickly. Her market insights, experience, professionalism and ability to put us at ease made the process significantly less onerous than we had originally feared. Rita’s recommendations for furniture stager, painter, rug cleaner, general cleaner, junk remover, electrician, roof repairer and radon removal system installer all led to excellent results. Rita also helped us negotiate reasonable prices for the work required based on her past experiences and the fact that these contractors clearly anticipated getting much more work through Rita in the future. She also recommended an excellent local real estate attorney for us. Rita made a few recommendations to us based on her experience with current buyers’ tastes including painting our kitchen cabinets a lighter color, changing the handles on all kitchen cabinets and drawers and switching out light fixtures in the kitchen and dining room. The end result of this work made an amazing difference in overall appearance despite the modest cost required. Rita was aware of some other similar listings that were upcoming in the area and gently but effectively encouraged the contractors and stagers to do their work earlier so that we could list in front of these other listings. After I completed the junk disposal and movement of our belongings, I had an international business trip and then several weeks where I needed to care for my elderly father in Southern California. During this time, Rita kept in constant email and telephone contact with me and managed all contractors and their work at the house on our behalf as the final preparations for listing were completed. I had always assumed that I would need to make another trip to New York prior to final closing to take care of miscellaneous things such as return of the cable TV box and completing the sale of a car that we had left in New York at the house. When the pandemic spread throughout the country starting in March, the idea of flying back to New York and of completing the escrow activities in this challenging environment, caused us another round of anxiety. Rita help us with these final items so that I didn’t need to fly back to New York. She also was very attentive to every step of the escrow process to make certain that everything continued to a successful closing despite delays caused by the COVID pandemic.
